Your property may be repossessed or a Receiver of Rent may be appointed if you don’t keep up with your mortgage repayments.
All Buy-to-Let applicants must be UK residents and at least 21 years old, with a maximum age of 80 at the end of the mortgage plan. We don’t normally lend on a Buy-to-Let basis to anyone who does not already own their own residential property or has not owned a property previously.
At least one of the applicants must be employed, self-employed, retired or a company director at the time of a Buy-to-Let application.
Professional Buy-to-Let mortgages are subject to applications and status.
Any property used as security, which may include your home, may be repossessed if you do not keep up repayments on a loan or other debt secured on it.
The minimum single loan size per property is £250,000. If the loan you want is below this, we’ll refer you to our dedicated Commercial or Property teams to discuss your options.
Our underwriters consider your personal circumstances individually. That means we can take a sensible approach if you’re new to the professional landlord business.
The key is that we won’t lend more than you can comfortably repay.

Product fee: The product fee can be added to the loan.
Legal and valuation fees: You will be required to pay your own legal and valuation fees. Because of the variety of property, any legal fees will vary according to the property.
Early repayment: Fees may apply.
If interest rates go down, a fixed rate may be higher than a variable rate. If interest rates rise, the fixed rate will remain the same.

We look at every case individually, so there’s no absolute rule – but this should give you an idea.
We take an aggregated view of the portfolio will be made to assess affordability, LTV and overall acceptability using a rental calculation 125% at 5.5% or 2% above pay rate (whichever is higher) for Limited Companies and LLP’s, and 140% at 5.5% or 2% above pay rate (whichever is higher) for professional individual investors.
The maximum we’ll lend you is 75% of each property value – the loan to value (LTV). That’s for loans up to £2 million. For larger loans we offer a lower percentage. Any fees are excluded from this calculation.

Yes, often you can. We look at everyone’s circumstances individually. You need to be able to rent out the properties in your portfolio for at least 140% of your mortgage payments according to an assumed interest rate of 5.5% or 2% above pay rate, whichever is higher if you are a professional individual investor or 125% at 5.5% or 2% above pay rate (whichever is higher) if borrowing through a Limited Companies or LLP – that helps us to be sure you can keep on top of your monthly payments.
To apply for a Buy-to-Let mortgage you will need a deposit of at least 25%.
You must be under the age of 80 at the projected end of the mortgage term to qualify for a Buy-to-Let mortgage.
