Fee assist

Our re-mortgage offers

Our re-mortgage only range is available for properties valued up to £2m and offers two specific fee assisted options. Moving a mortgage to Metro Bank will result in legal and valuation costs. Metro Bank will pay these costs as outlined below:

Legal Assist

We will appoint a solicitor to act on behalf of Metro Bank, this covers straightforward remortgage transactions for freehold and leasehold properties up to a property value of £2 million.

There will be additional fees for:

  • Capital raise for onward purchase (excluding Let to Buy)
  • Capital raise for all other reasons (for example home improvements)
  • Any other fees outlined by the solicitor.

Please note, that unencumbered properties with loans under £150,000 do not qualify for fees assist, cashback or free valuations and a product without these features will need to be chosen.

There may be additional fees not listed above which are not covered by our Legal Assist product, such as a funds release fee and identification check fee. This list is not exhaustive, and you should contact the appointed solicitor to obtain a copy of the fees applicable.

Please read all the information (including additional fees sheet) provided by the appointed solicitor.

The following is not covered by Legal Assist and therefore a Cashback product will need to be chosen:

  • Independent legal advice (for joint borrower/sole proprietor applications)
  • Clearing additional charges registered with the property
  • Clearing debts on completion if conditioned on the offer and fee assist firm required to control closure
  • First registration of title
  • AST’s over 12 months long
  • Listed properties
  • Transfer of equity (TOE)
  • Let to Buy
  • Mining or additional searches
  • Change of names on title
  • Dealing with independent solicitors
  • 2nd charge repayment.


What is cashback?

It’s a type of mortgage that rewards you with a sum of money when you take it out.

The cashback you receive will be a lump sum .You’ll receive the cashback when you complete on the mortgage. The money will be paid directly into your bank account up to 10 working days after completion.

This money can then be used for whatever you want, it doesn’t have to be spent on the legal costs, but it can certainly come in handy for it.

Our cashback products are available up to a maximum property value of £2 million.
